The Building Orientated Orphic Report ("the Report", "we", "us", "our") is a service of The Orphic Office Pty Ltd (ABN 72 701 398 156, ACN 701 398 156). By ordering a Report you agree to these Terms.
A Report is a work of historical research and interpretation about a property, provided for personal interest and entertainment. It compiles information from public and archival sources and concludes with an interpretive assessment we call the Orphic Rating.
A Report is not a building, pest, structural, survey, valuation or conveyancing report, and is not legal, financial or professional advice. It must not be relied upon for any purchase, sale, financial, insurance or legal decision. The Orphic Rating is a subjective interpretation of the documented record; it is not a measurement of, or a statement of verified fact about, paranormal activity, and we make no representation that any property is or is not haunted.
Each Report, including the Orphic Rating and our text, is the copyright of The Orphic Office Pty Ltd. On payment you receive a personal, non-exclusive licence to use your Report for your own personal purposes. You may not resell it or present it as your own work.
Nothing in these Terms excludes, restricts or modifies any right or guarantee you have under the Australian Consumer Law that cannot lawfully be excluded. Where our liability can lawfully be limited, it is limited, at our option, to re-supplying the Report or refunding the amount you paid. See our Refund Policy below.
To the extent permitted by law, and subject to clause 7, The Orphic Office Pty Ltd is not liable for any indirect or consequential loss, or for any decision made in reliance on a Report, which is provided for entertainment and interest only. Our total liability for any Report is limited to the price paid for it.
We may update these Terms from time to time; the version in force is the one published when you order. These Terms are governed by the law of New South Wales, Australia. Questions: hello@theorphicoffice.com.au.

This policy explains how The Orphic Office Pty Ltd handles personal information collected through the Building Orientated Orphic Report. We handle personal information in line with the Australian Privacy Principles.
We use your information only to prepare and deliver your Report, to process your payment, to respond to you, and to keep basic business records. We do not sell your personal information, and we do not use it for unrelated marketing without your consent.
We share information only with the service providers we need to run the business, principally our payment provider (Stripe) and our email and hosting providers, and only as needed to deliver your Report. These providers have their own privacy terms. We may disclose information if required by law.
Our Reports concern the documented history of buildings and land drawn from public records. We do not compile private information about current occupants. If you are a current occupant of a property and have a concern about a Report, contact us and we will respond.
We take reasonable steps to protect the information we hold and to keep it only as long as we need it for the purposes above and for our legal and record-keeping obligations.
You may ask us for access to, or correction of, the personal information we hold about you, and you may raise a privacy concern, by emailing hello@theorphicoffice.com.au. We may update this policy from time to time and will post the current version here.

Each Report is a custom research document, prepared by hand specifically for the address you give us. This policy sits alongside, and does not limit, your rights under the Australian Consumer Law.
Under the Australian Consumer Law, our services come with guarantees that cannot be excluded. If a Report is not delivered, or is significantly not as described, or is not supplied with due care and skill, you are entitled to a remedy, which may include a refund. Nothing below takes those rights away.
The value of a Report is the honest research, not a guarantee of drama. A low Orphic Rating, or a Report that finds little, is a genuine and complete result and is not on its own a ground for a refund. We tell you this before you buy, and where we can we will give you an honest indication of how much a particular address is likely to yield.
If you believe your Report is inaccurate, incomplete relative to what we promised, or otherwise not as described, contact us at hello@theorphicoffice.com.au within 14 days of delivery. We will look into it and, where fair and consistent with the Australian Consumer Law, correct the Report or offer a partial or full refund.
